Accounting and Reporting
At Parker Property, we provide accounting and management reporting services. We utilize Quickbooks Accounting software. Our team uses these reports for day-to-day financial and management reporting and representation of transaction flow. We deposit and post all income and related charges at our main office in Woodinville.
For investment properties, we review tenant leases and create a rent roll. We also calculate expenses, escalation, real estate taxes, and invoices required per respective leases.
Operating Budget
We prepare and review an annual operating expense budget per your ownership requirements. We present this budget for approval at the beginning of each calendar year. We also provide a year-end budget versus an actual reconciliation document. This lets us see if a credit or balance is due from tenants.
Per your request, we can also provide a comprehensive property review outlining the following:
- Lease schedules
- Insurance coverage
- Debt service coverage
- Real estate tax history
- Building statistics
- Long-range projections
Disbursements
Disbursements are made per the owner’s request or on a decided-upon payout schedule.
Banking
We place your account funds into a separate trust account safeguarded by federal insurance and local law. This account is dedicated to the accounting activities of the managed investment and is reconciled monthly.
Reporting
We customize our reporting documents for each property owner. Depending on your personal needs, we can supply monthly, quarterly, semi-annual, or annual reports.
At the end of each reporting cycle, we provide you with the following:
- Rent roll leasing activity report
- Executive summary of property activities
- Income and expense detail summary

Property Supervision
